Industrial Output Surges 6.7%: What It Means for Noida-NCR’s Industrial Real Estate

Industrial Real Estate Noida is entering an important phase as India’s manufacturing activity gains momentum. India’s factories and power plants delivered their strongest output growth in over a year this July, according to data from the National Statistical Office.
The Index of Industrial Production (IIP) grew 6.7% in July 2026, up from 5.4% in the same month a year earlier. The number marks a clear acceleration from June, when growth had cooled to 4.8% on a revised basis from an initial estimate of 8.8%. For the first four months of the current financial year, IIP growth now stands at 6.3%, comfortably ahead of the 4% recorded over the same period last year.

Manufacturing and Capital Goods Lead the Charge

Manufacturing, which accounts for 76% of the index, expanded 7.3% in July, with 19 of 23 industry groups posting positive growth. Electricity and gas supply rose 8.7%, aided by heatwave-driven demand for power, water supply and waste management. Mining and quarrying was the only sector to contract, slipping 0.9% for the month.
The most closely watched number in the release, however, was capital goods, which grew 16.1% year-on-year — more than double the 5.9% pace recorded in July 2025. Economists treat capital goods output as a forward-looking gauge of business investment: companies place orders for machinery and equipment when they are actively expanding capacity, not merely running existing plants harder. Consumer durables grew 8.7%, while intermediate and infrastructure goods posted double-digit and high-single-digit expansion respectively, rounding out broad-based growth across the industrial economy.
“The push given by the government to infrastructure over the past four months has forged strong backward linkages,” said Madan Sabnavis, chief economist at Bank of Baroda, pointing to sustained public capital expenditure as a key driver of the recovery. Export-oriented sectors such as textiles, apparel, chemicals and pharmaceuticals lagged, weighed down by subdued demand from key overseas markets and renewed hostilities in West Asia, which threaten to disrupt global supply chains further.

A Leading Indicator for Industrial Real Estate Demand

For real estate markets built around industrial and logistics activity, a capital goods number of this scale carries more weight than the headline IIP figure itself. Sustained double-digit growth in machinery and equipment orders is typically an early signal that manufacturers are actively expanding capacity — and expanding companies need physical space to grow into: industrial plots to build fresh facilities on, ready factory sheds to occupy without construction delays, and warehousing to support rising output and distribution.
The Noida–Greater Noida–Yamuna Expressway (YEIDA) corridor is among the regions best positioned to absorb this demand. The belt has steadily built a reputation as one of North India’s most active industrial and logistics destinations, helped along by the Jewar International Airport project, which is improving connectivity, cutting logistics timelines, and drawing sustained interest from manufacturers, e-commerce operators and third-party logistics players. Noida and Greater Noida, meanwhile, continue to offer an established base of industrial plots, ready-built factories, and office and corporate spaces catering to companies at every stage of growth.
That shift is already visible on the ground. Enquiries for industrial plots and ready factory spaces along the YEIDA corridor have been climbing steadily through the current financial year, and increasingly, conversations with prospective occupiers reference capacity expansion rather than relocation or consolidation alone — a change in intent that has historically preceded a genuine rise in transaction volumes.

The Road Ahead

Strong capital goods growth today tends to show up as real, physical demand for industrial land and built-up space over the following quarters, not immediately. For manufacturers weighing expansion plans and investors evaluating industrial real estate, that lag is precisely the opportunity: the window to secure well-located plots and factory spaces along the Noida-Greater Noida-YEIDA corridor, ahead of pricing catching up with demand, is narrowing with every quarter of sustained industrial growth.
